What makes a roofing estimate close

Always scope what happens if the decking is rotten: "damaged decking replaced at $X per sheet, confirmed with photos before install". It is the most common roofing change order and the easiest to defuse in writing.

If insurance might be involved, say plainly whether your estimate is formatted for a claim. It changes how the homeowner reads every number.

Photos in the estimate close roofs. The customer cannot see their own roof — the contractor who shows them the damage is the one they believe.

The last piece isn’t on the template: follow-up. Most contractors never follow up on a sent quote, and most homeowners hire whoever does. QuoteBeagle sends the estimate as a one-tap accept link and nudges politely on day 2 and day 5 — stopping the moment they answer.
